AB Property works alongside a reputable Referencing Agency to obtain a credit check, employer references and current landlord references from prospective tenants.

Tenancy Agreements
We draw up a suitable Tenancy Agreement in compliance with current legislation.

Utilities
On check in, we take gas, electricity and water meter readings and inform the supplier of the new tenants’ names. Councils are also notified for Council Tax purposes.

Check in payment
One months’ rent and a deposit (equal to one months’ rent) will be collected by AB Property on the first day of the tenancy before keys are handed over. The deposit can be either held by AB Property and registered with mydeposits.co.uk (For a fee of £40 inc VAT) or it can be handed to you with advice given on how it must be legally registered. The rent will be transferred to you immediately and a future Standing Order set up with the tenants.

Inventory & photographs (optional extra £50 inc VAT)
On check in, an Inventory/Schedule of Condition can be compiled and agreed with the tenants. You can then refer to this at the end of the tenancy to determine if any remedial work for damages needs to be carried out. Photographs are also taken and given to you.

Contact details
Your contact details are then given to the tenants so future correspondence can continue between you.
