Free initial market appraisal
We will visit your property and advise on current rental potential. We will also make recommendations regarding the general presentation of the property and suggest how you can achieve the optimum return from your letting.


Guidance on regulations and legislation
We will inform you on all current lettings legislation and how this affects your property.


Organisation of Gas Safety Certificates, Energy Performance Certificates and Electrical Certificates
We can organise the above certificates for your property at extremely competitive prices.


Marketing your property
We will market your property on major property portals, use local in paper advertising if necessary, display eye catching TO LET boards and target mail our waiting list of tenants.

Accompanied viewings
All viewings are accompanied by a representative from AB Property, to include out of hours appointments and also weekends.


Finding suitable tenants
AB Property works alongside a reputable Referencing Agency to obtain a credit check, employer references and current landlord references from prospective tenants.


Tenancy Agreements
We draw up a suitable Tenancy Agreement in compliance with current legislation.


On check in, we take gas, electricity and water meter readings and inform the supplier of the new tenants’ names. Councils are also notified for Council Tax purposes. AB Property will also deal with any problem bills as a result of tenants changing over and vacant properties etc.

As per current regulations, all tenants’ deposits are collected and registered with


Inventory & photographs
On check in, an Inventory/Schedule of Condition is compiled and agreed with the tenants. This is referred to at the end of the tenancy to determine if any remedial work for damages needs to be carried out. Photographs are also taken.


Property inspections
Property inspections are carried out after the first six weeks of the tenancy and each quarter thereafter. A written report can be sent to you if required.


Rent collection
Rent payments are collected in advance and transferred into your nominated bank account. Rents are sent on a daily basis.


Monthly rent statements
Rent statements are prepared each month and are either emailed or sent out in the post. The statements are fully itemised for tax purposes.


End of tenancies
An extensive inspection is carried out and any repairs, cleaning, gardening will be arranged as required, and as agreed with you. We will also ensure that all utilities are informed regarding the end of the tenancy or swapping over of tenants.


Return of deposit
All deposits are promptly returned to tenants as required by current legislation, with appropriate deductions made for any dilapidation or damage.


Landlord liason
We will liase with you at all times over urgent repairs and maintenance, unless otherwise instructed.

This fully inclusive property management service is available for 10% + VAT of the monthly rent, which is deducted from each months’ rent.
For all new landlords, there is an initial set up charge of £100 + VAT.
